### Meaning

1. (euphemism, estate agent jargon, UK) small; a house or flat that is not as big as the agent hopes you will think.
2. (literal, rare) bigger inside than it looks outside.

### In the lessons

A famous estate agents' phrase in property adverts, now mostly a joke: people take it to mean «tiny». UK mainly.

### Examples

- Advert: «Deceptively spacious one-bedroom flat.»
- «Deceptively spacious» — we could barely open the door.
- The cottage is deceptively spacious: it goes back a long way.
- Mum laughed: «Deceptively spacious means a cupboard.»
- The tent was deceptively spacious inside.
- The agent called the box room deceptively spacious.

### Note

Trap: it should mean «bigger than it looks», but in adverts it often hides «small». Check the area numbers: square metres or square feet.
